What an exciting few months we have had in the west end journey.
We are under construction and moving at a very fast pace thanks to the team at Hacer construction. we are on a program to be complete by the end of next year with the first stages ready for settlement by July 2020.
Two bright red cranes are already up with the installation of another two cranes over the next couple of months.
that means, please ready yourselves for settlement from mid next year – very exciting!
Future project updates will provide more details on how to make your settlement process as straight forward as possible – stay tuned.
We are also fully funded having finalised one of the largest construction loan facilities of recent times arranged by Qualitas.
DEVELOPER’S COMMENTARY
There has been a lot of press recently about residential prices, and apartments in general and auction clearance rates etc
to my purchasers, i have formed an opinion that there has never been a better time to invest in well-designed apartments in well-located premium developments – never a better time than now!
The reason we form this view is explained rather simply as follows:
1. Construction volume is in significant decline due to difficulty with obtaining construction finance for all but the largest developers with proven track records – that is, supply is reducing and markedly!
2. Construction prices have increased considerably in real terms due to many factors but primarily due to the state and federal governments heavy multi-billion dollar investment in infrastructure works causing excessive demand and increased cost of steel and concrete – that is, the replacement cost of building an apartment is increasing!
3. Population growth at the same time remains strong – demand for residential accommodation will continue to be strong!
4. The rental market is exceptionally strong in Melbourne. in my almost 30 years in the property industry, i have never seen such a strong rental market for apartments in particular! there are zero vacancies in west Melbourne.
5. People are starting to want to live differently by not being burdened and consumed by the time and cost of maintaining homes – apartments allow people to live freely and more easily!
6. Apartments and particularly modern apartments are far more secure to live in!
So, when demand will remain strong and supply is reduced then logically prices and values will increase!
The only caveat we make with this opinion is that the apartment has to be well designed and in a premium well-located development with great amenity!
Finally, i ask you to critique and scrutinise the headline-grabbing journalism and commentary by the economic theorists!
By way of example, i also ask you to consider why is it now that there is such a move by large professional property investment businesses and institutions both locally owned and international groups to enter the Australian market to undertake build-to-rent development? that is, the construction of larger volume apartment buildings with the view to retaining ownership of all the apartments to lease/rent?

The Vendor is proud to announce the appointment of HACER as the builder for the whole of West End.
Next up, the builder will focus on concreting work at the basement level. It is estimated that the concreting work between basement to ground floor level will be completed by mid-2019.
Further, there is about 180km of electrical and communications cabling to be done at the project (that’s about 350 times around the MCG!) so work is extensive and will require sufficient time to complete.
The builder is looking at the following estimated completion dates for West End
Adina, Foundry and podium (Incl pool) – Mid year 2020
Adderley & Mailhouse – Q3, 2020 / Q4, 2020
Spencer – Q4, 2020 / Q1, 2021
Please note dates may vary depending on the progress at site closer to completion.
